  • The Infrastructure Planning & Acquisition team is responsible for the acquisition and planning of Data Center real estate needed to build out Microsoft's cloud infrastructure. The types of projects include land acquisition, Build to Suit lease transactions and working on overall region planning.?

    The Real Estate Acquisition Manager will be based in the United States, report to the North American (NORAM) Director and will be responsible for land acquisition work which could include from site selection through items associated with pre-construction in the NORAM regions.

    This is a unique opportunity to make a significant contribution and impact to one of the largest data center portfolios. You'll have the opportunity to help shape and deliver on a strategy to improve and expand our infrastructure in various North American markets.

    You'll develop close working relationships with internal as well as external stakeholders, evaluate property solutions within our standards and guidelines, engage with municipalities, negotiate data center, and close them. You should also have a demonstrated ability to drive results related to multimillion dollar contracts from business and technical perspectives.

    • This role is located either in one or all hub locations - Atlanta, GA, Redmond, WA, San Antonio, TX or Phoenix, AZ.

    • Relocation support will be provided, and successful candidates must ?relocate or reside within 50 miles of the hub office location.

    • This role is eligible for hybrid or remote work, up to 50%.

    Responsibilities

    • Program manages a medium to high complexity portfolio of regional and/or global real estate activities by evaluating, selecting, developing, and managing real estate transactions for land and data center

    • Drives execution of strategies aligned with company priorities within approved timelines

    • Oversees the research and analysis of real estate options within their portfolio

    • Oversees the development, negotiation, documentation, and approval of complex acquisition agreements and deal summaries.

    • Guides cross-team delivery in the review, due diligence, and entitlement to allow for the construction

    Qualifications

    Required Qualifications

    • Bachelor's Degree in Business Management, Real Estate, Project Management, or related field AND 3+ years relevant experience

    • OR 5+ years equivalent experience.

    • 2+ years of experience working with commercial or industrial real estate transactions.

    • 2+ years of experience communicating internal process requirements to various audiences including internal and external stakeholders.

    Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include but are not limited to the following specialized security screenings: Microsoft Cloud Background Check:

    • This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter.

    Real Estate Portfolio Management IC4 - The typical base pay range for this role across the U.S. is USD $91,800 - $178,800 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $117,900 - $195,000 per year.
